1. What happens at the end of the 30 years?

At the end of the 30-year leasehold term, ownership of the building reverts to you, but the land returns to its legal Thai owner. The crucial element is to renegotiate a renewal clause before the end of the lease term (often for an additional 30 years, making it 30+30).

2. Can I resell my property?

Absolutely. You are the full owner of the rights to the villa and its lease. Therefore, you can resell it at any time. Our team is also in constant contact with reputable agents on the island and can, if you wish, assist you or make introductions to facilitate the resale and maximize your capital gain.

3. Am I obligated to use your services for rental management?

No, it is not an obligation. We offer professional management "by our care" as an option because we know it is a key factor for profitability and peace of mind for remote investors. However, you remain free to choose another manager or manage it yourself. Our added value? An on-site team that knows the premium Samui rental market perfectly.

4. Can I modify certain elements in the villa?

For aesthetic or interior layout modifications, it is generally possible. For any structural or external change (like the private pool included in each villa), authorization is required. This ensures the coherence, quality, and value of the entire residence, thereby protecting your investment and that of the other owners.

5. What is the timeframe between signing and the first rental?

For villas to be built (like the Eden Balinese Villas or the Jungle Villas 2), the construction timeframe varies between 10 and 12 months. We take care of everything to prepare for a quick rental start as soon as the keys are handed over.

6. What are the tricks for renewing the lease?

The trick involves signing a lease addendum around the 20th year, where the investor proposes to start paying an increased annual rent (for example, double) from that moment on, and not

after 30 years.
In exchange, the Thai landowner commits contractually through this addendum to renew the lease for a new 30-year period at the initial expiration date, often with a nominal rent for that second period.

7. What guarantees cover the completion of construction work?

Our constructions and renovations are carried out under the supervision of Khun Supot, an experienced builder. We commit to a 5-year warranty period. A joint inspection is carried out at key handover to list and resolve any points of attention. Construction quality is at the heart of our reputation. We commit to paying you 1000 THB per day if the construction lasts more than 12 months.

8. Is there a ten-year guarantee (decennial liability insurance)?

As mentioned previously, the Thai legal framework is different. There is no French-style "decennial guarantee." Our guarantee relies on the expertise and permanence of our group. We build and renovate to last, using quality materials and proven methods. We are present on the island to ensure long-term follow-up on our projects.

9. Is the house delivered fully furnished?

Yes, depending on the project. Our villas are designed as investment products "ready to generate income." For example, the renovated Jungle Villas or the Eden Balinese Villas are delivered fully furnished and equipped, with careful design matching the demand of Samui's high-end tourist clientele.

10. Can I use the property when I come on vacation?

Of course, it's one of the great advantages. Your villa is first and foremost yours. If it is in our rental management program, you tell us your stay dates and we remove it from the rental calendar. We ensure it is perfectly clean, maintained, and ready to welcome you. You thus enjoy a high-standard vacation residence without the daily management worries.

 

11.Financing: Is it possible to obtain a loan to buy a villa in Thailand?
It is generally difficult for a foreigner to obtain a loan from a Thai bank. Regarding borrowing options in your country of residence, this depends on many factors beyond our control. For example, some of our clients have obtained financing by taking out a mortgage in France.

12.On-site: Is it essential to come to Thailand for my project with Edenroc?
No, your presence in Thailand is not mandatory. We have all the necessary resources to manage your project remotely, allowing you to follow its progress without being physically present.

However, we strongly recommend a visit. This will allow you to meet our team, explore the available land, visit completed villas, and discuss your expectations in detail. During this visit, we will organize everything: appointments with the architect and notary, opening a bank account, etc.

After this visit, the rest of the project can be managed entirely remotely.

Visa: What type of visa am I entitled to when investing in Indonesia?
Investing does not automatically grant visas. There is an investor visa, but we generally find it unfavorable.

13.Warranty: What are the construction guarantees?
Our constructions are guaranteed for one year against any major defects and have a five-year structural warranty.
These warranties exclude cases of force majeure, inclement weather, earthquakes, floods, unforeseen events, or any damage related to natural phenomena.

In addition, you can take out home insurance covering, among other things, theft, fire, earthquakes, floods, damage related to volcanic activity, and other natural events.

14.Property Management: Who handles it?
Edenroc Samui provides complete management of your rental villa: financial management, cleaning, maintenance, guest check-in, and much more. You thus benefit from a turnkey rental management solution.

15.30-year lease: What happens after 30 years?
At the end of the lease, you can negotiate an extension with the landowner, according to the terms stipulated in the initial contract.
If no extension is possible, ownership reverts to the landowner. In some cases, it is possible to negotiate the sale of the villa to the landowner.
